Facility Assessment and Building Code Analysis
Evaluate existing conditions for individual buildings. Conduct comprehensive zoning and building code analysis for respective Authority Having Jurisdiction. Provide recommendations for project scope, square footage cost and construction phasing. Oversee implementation of approved recommendations for compliance with project objectives.
Space Planning and Exterior / Interior Design Packages
Meet with client, community and user groups to help understand the effectiveness and functionality of the space. Discuss furniture and equipment needs and how it lays out in the space. Develop material finishes and mood board packages for a project’s exterior façade and interior spaces.
New Construction, Renovation, and Addition Design
Provide full architectural services, design document production, and permit submittal. Design document production includes several design phases, starting with Schematic Design, Development, and Construction Documents. A full set of drawings detailed for construction may include developing architectural, floor plans, elevations, and details. CWM Architects may engineer drawings for residential and light commercial spaces. For larger project scopes, engagement with multi-discipline professionals such as civil, structural, mechanical, electrical, and plumbing engineers may be required for the success of the project.
Bidding / Negotiation
Assist owners with the procurement and selection of qualified contractors. Produce Bid documents, Invitation to Bid, Instruction to Bidders, Notice of Award and Notice to Proceed. Organize scope meetings with each selected contractor to ensure all products, procedures, and responsibilities are understood and included in respective bids. Provide value engineering as required to stay within project budget. Meet will owner to discuss each bid for final selection.
Construction Observation
Agreed upon site visit to observe the progress of construction, ensuring the selected general contractor adheres to the drawings and construction schedule. Review shop drawings and product submittal. Review contractor’s pay requests. Develop project punch list and administration until completion. Final As Built drawings reflecting all changes that may have occurred during construction.
